Make Rent Control Laws Work for You

When renting an apartment that has rent control laws, view this as a good thing. There are ways to make these laws work for you, not against you.

Limited Reasons for Eviction

While landlords in the past have been able to abuse the eviction process, those days are over. Thanks to the rent control laws, there are only a few reasons that an eviction is allowed. A landlord can not give the tenant either a 30-day or 60-day notice of eviction without a very solid reason. Reasons include unpaid rent, breaking of the lease (pets that aren’t allowed) and illegal activity. This is good news for the tenant who pays rent on time and does what he is legally bound to do. By paying your rent on time monthly, and following every specific in the lease, you can rest assured that the rent can’t be raised on you, and you can’t be asked to leave.

Tenant Will Have Peace Of Mind

A tenant won’t be able to be evicted in order for the landlord to raise the rent with new tenant. The current tenant will have peace of mind that he is there for the determined amount of time outlined in the lease.

Ensuring The Upkeep On Apartment Remains

Another part of the rent control laws is that the landlord is required to make repairs needed in the apartment unit. If the landlord refuses to make proper repairs, the tenant can report the violation to the board or agency. The tenant can also ask for permission to withhold rent. In some cities, if the condition of a rental property is very bad, the board or agency can take over, collect the rents, and make repairs.This was made into a law to prevent the tenant from paying the moth’s rent but getting the upkeep needed on the apartment. It ensures that a landlord is required to fix and maintain the apartment.

While not every tenant will benefit from these rent control laws, there is no reason why everyone can’t. If you live in a city that has rent control law, pay your rent on time, follow the rules of the lease and refrain from illegal actions, than you can rest assured of avoiding unlawful eviction. Knowing this information will allow a peaceful apartment experience.
