How Important is On Site Management?

Staff Writer · Jul 13, 2011

On-site management refers to an apartment complex which is managed by employees working or living on the property. Larger communities offer residents on-site management as an amenity aimed at keeping them safe and resolving maintenance issues faster. On-site management, however, does not guarantee you a perfect living situation.

Benefits and Drawbacks of On-Site Management

On-site management offers you a nearby, physical office to visit if you have questions, problems with your neighbors or maintenance issues. This means that you can access residential managers, leasing associates and maintenance professionals simply by walking through the office door. On a smaller note, on-site management offices usually accept packages on your behalf, which means that your online purchases will not sit in the sun, rain or snow until you pick them up.

The drawback of on-site management is that the office staff can see anything that happens on the property. This means that even small infractions, such as leaving your trash on your doorstep overnight, can result in a warning. While on-site management protects you against bad behaving neighbors, it may also make you feel a little like your parents are watching over you.

The Importance of On-Site Management

On-site management is important for tenants that want to have direct contact with their landlord, such as elderly tenants that are unable to drive. Older properties are more prone to maintenance issues may also be more comfortable if there is staff to immediately repair any problems. However, privacy concerns may make living in a complex without staff on-site preferable.
