		<description>I have been living at my place for about 2months. The landlord is not fixing my appliances that are broken. First it was the airconditioner and they told them they need to replace the whole thing and they will not. Second, my master bathroom toilet is not working either. The water does not seem to be running to the bathroom and it is leaking!! Thirdly before I moved in they were suppose to fix the leaking shower head and because they never fixed it now there is a horrible mold problem in the bathroom!! I have had enough of this place!! How do i go about breaking the lease and keeping my deposit.</description>

I don't know what can I do to have it stop. plus I hear people out side my building talking about my conversations in my apartment to others and I try not to pay mind but now its going to far. In NY, if you cannot pay your rent, advise the landlord with sufficient time and leave in a orderly fashion, then there will be no penalty.  I have lived in NY my entire life and the slum lords are a dime a doz.  I always pay on time and at times pay 3 to 4 months in advance.  Landlords are filthy douche bags who care about nothing.  I've gotten so fed up through the years that I fight back in my own way.  I once signed a 3 year lease paying 1515.oo a month in one of the sleaziest, drug riddled, crime infested parts of Brooklyn.  The place had literally thousands of mice scurrying all night and I'm not exaggerating.  I got so fed up that I just lived there for free for the next 9 months.  I didn't pay him shit!  When he took me to court, all I did was show all my complaints and receipts for pest control and he lost the case and got fined as well.  Gotta know what your doing and not be afraid of landlords bossing you around.  Yuppies are like a plague in my neighborhood and they attract these kinds of slum-Lords.  Fight back what have you got to lose............</description>

		<description>Hey I just have a quick question. I owe my landloard $90.00 for the rest of our rent is this grounds to evict me, my husband, and 2 children? My landloard knows at the time my husband and I are doing everything we can to make our rent every month. We have never even been late on a payment until this month, we have just fallin behind and it is hard with this economy to find a job, my husband runs his own company and work is just not there right now. I just started to run my own childcare and make just enough to pay everything but $90.00 of the rent it is a hard situation to be in. My lease agreement says nothing about eviction so I dont even know what the grounds for eviction are, im sure none payment of rent is what he will use? But, rent was paid all but $90.00 of it. One part of the lease does state "all residents agree to pay a late charge of $50.00 a day until rent is received also further agress to pay $50.00 for evey returned check. These charges will be subtracted from the secority deposit if not paid." I dont know what this means. Someone out there please let me know what you think.</description>

If you get wrote up, just save it, and contact an attorney who does pro bono work. I am sure they would find this case interesting...Especially an attorney who specializes in human rights. Good luck, and don't back down.</description>

		<description>I feel lost right now! The owner of the house has not taken care of the sewage problem and the house has a river running through it when it rains hard. I now have furniture damage and mildew which has destroyed books, papers and other. I am alergic to mold and am constantly sneezing. The rug has mold in it also. What do I do to get this person to fix these problems.
     The other problem is the electrical situation I have been paying not only for my electricity but have found out that I am also paying for the next door tenants living room electricity. what can I do to confront this person without getting kicked out of my house. Can he be forced to fix the problem before renting to another person.</description>

They are horribly noisy. The adults listen to television so loud we can hear everything on their tv, including their porn, in our living room. The children jump off furniture, stomp, jump up and down, and throw things at the walls. The kids are hitting the ground so hard they shake my apartment and I've had to remove all my belongings from the walls. They've knocked things off my shelf that I inherited from my grandmother and broken them. Things that go back from before my family came to this country before WWI! Picture glass has been broken, even lightbulbs in the ceiling fixtures have been shattered.

My dogs are in a state of panic the whole time they are awake upstairs, because it sounds like people are knocking constantly, or that the whole building is being attacked!
I have complained so many times to the management over the last two years and they will do nothing. I have spoken to the upstairs neighbors, brought the parents down so they could hear how loud the kids and their appliances are. They even think it's too noisy and have said they wouldn't live under them. Then they go upstairs and turn up the tv, the kids start jumping up and down right in the center of the living room. They're doing it just to make it hell, I swear.

What do I do? I can't afford to move. There isn't a place in this town that's big enough for us that doesn't have a deposit under $700, plus the utilities hook up fees, and costs of moving. It would take another year or two to save up that much. Is there someone I can contact? This place is affecting my mother's helping in a very negative way, she's chronically ill with an auto-immune disaese that destroys muscles and connective tissue. The only way she's ever been able to get through a whole day is to rest in the afternoons or evenings. She can't even lay down in quiet anymore.</description>

The children are horrificly noisy. I'm 23 years old, not some irritable old granny pounding on the cieling if someone sneezes, either. They pound on their floor (my roof), jump off furniture, play video games so loud I can tell which game they are playing.

I have had to remove all my things from the walls, (Shelves, decorations, pictures) because they hit the floor with such force it LITERALLY shakes my apartment so hard my things are knocked off the wall. I've had belongings shattered when they've fallen off their shelves, picture glass break, and had lightbulbs shattered in ceiling fixtures. I have called at least two dozen times to complain to the management and all I ever get from them is "Oh, we'll call them again." or the most frequent answer "They say that they're just children." and then nothing happens. It's beyond not live-able here. If I could afford it, I would move but there's no way I can afford a new deposit, moving van, and to get util. hooked back up.

What should I do with these people? Is there something I can do other than try to outlast them? My landlords seem usual in this.

The second problem is my sister's. They are half a month behind in rent and having some financial trouble since brother in law was laid off from construction job. They have a 15 month old baby and the landlord won't turn on the heat. It's getting cold fast in ND and I know this isn't legal. Who do I call?

The lease stipulated that anyone staying in the apartment for more than seven days must be on the lease (and pass the standard application process). As far as the legal limit, the reasons are obvious (health, safety, etc). As far as the lease terms, the reason was that anyone who could establish legal residency (but who wasn't on the lease) could get away with ignoring the lease while developing a degree of legal immunity from trespass notices and even eviction.

If you think your neighbors are creating a flophouse environment, contact your landlord in writing. I'd also contact the code enforcement agency in your area and ask for their advice.</description>

		<description>Hi, I'm new to this.  However I'm currently living in Florida in an apartment with my boyfriend.  We've been having issues with our dishwasher and have had maintenance come multiple times to fix it.  However everytime they say we put too much in, or that it's only meant to "sanitize" dishes.
After the hurricane we had ceiling damage, the first time they came in they covered our belongings with a tarp.  However they came in today while we were at work.  And we came home to find that our laptop, playstation and my boyfriends guitar were all tampered with and everything is covered in dust.
Is there any way to get out of this lease.  PLEASE HELP!!!!!</description>

		<description>MY landlord is evicting me and my wife saying we are behind in rent since 6/08 we have proof of us paying the rent. but hes saying we are 3000 in the whole with him. one factor is that if we break lease early he charges us 800 dollars, the other is that hes telling the courts that we pay 375 a month in rent when we are told 350 wich is what we signed on the lease wich the lease he file with the court says nothing of how much we pay a month. then theres some months we get paid 3 times and hes telling us no matter how many times we get paid we pay him 175. cause we signed our lease saying that we would pay 350 a month at the rate of 175 bi weekly. me and my wife are both sick. shes a type one dieabetic and i have a bad heart. is there anything in the law that would help us?</description>

		<description>I am looking for inexpensive (duh) small studio/1 BR in Indianapolis IN because of temporary job relocation here. Almost signed up with WestLake but now see some really horrible reviews on it and most of the other &lt;$400 month studio apartments I was planning on seeing. This is my first time in decades doing this. I'll be driving back to my "real" home/family  often so don't need (nor can afford) much more than pillow to rest my head on but also don't want to share it with roaches, rats, criminals, and lousy apartment management problems.  Don't really know Indy at all. Any suggestions? (I dont want to pay an agent to look for me).</description>

North Hollywood is currently going thru many changes by business owners and developers, hoping to solidify a strong and safe community. One property stands out, The Lofts at Noho Commons. It is a beautiful property, centrally located in the Noho Arts District, across the street from the Metro Station on Lankershim Boulevard. Even through the architecture sets a tone more of a resort than that of a family based residence. There is a hidden story developing here. Under the facade of the modern design and amenities, there is a story of dangers developing. Due to numerous requests by the residents for security directly to the owner(s) at Redwood Partners, Inc. and the management company Legacy Partners, assaults, theft and vandalism run rampant with no resolve. The general consensus is focused on the well being of the children and families that reside here, as well as to deter the inevitability of more violence, further property loss and death.

I ask for you to take a moment to view a petition explaining in greater detail, along with the comments made by residents demanding change. There is also a blog posting photographs of conditions that the owners refuse to acknowledge.

The North Hollywood Community Police Station regularly sends officers on calls here, most recently regarding a masked male with a crowbar, running within the building’s interior on two of the floors. This was less than 24 hours after four high-end vehicles were vandalized and rims were stolen. Women are afraid to leave their homes with the fears of a possible rape or home invasion. Stairwells are not secured with locks that work properly, or are forced open. Elevators don’t function for weeks at a time. Lights go off for days at a time that cover one half or another of the whole complex. Parts of the complex are over run by trash and filth, which must be violations of health and fire regulations. The sight and smell of urine and feces are found throughout the common areas. Drug dealers and prostitutes live and “work” here, and in the stairwells. And yet nothing happens. This is a very upscale community, which many of its residents demand discretion from their high-visibility and high profile professional lives. All of which have voiced and demanded action with no resolve.

We ask that you consider looking into our situation. There is documentation of events by some of the residents, as well as some officers from LAPD, including Captain Sharyn, I. Buck, Area Commanding Officer, of the North Hollywood Community Police Station.</description>

		<description>received a flyer on our townhouse door stating that we have a 9pm curfew and if caught outside after this time we will have a $50. fine to pay. Now I contacted leasing manger concerning this, he states that they are having some problems and this is the reason for the curfew. I live in Memphis TN, we have our own patios, my husband works 3-11pm, after he gets off work we sit on the patio til about 12 am so that he can unwind,i'm disabled,our lease states between 9p-7a keep noise level down, does not mention a curfew, we are in our late forty's.
within renters rights is there anything that that makes this demand illegal? someone plz respond</description>

		<description>I recieve a federal section 8 voucher.  Every year the apartment goes through an inspection prior to lease renewal.  This is the 4th year in a row that I have recieved a notice that my lease will be cancelled due to the owners failure to make repairs.  What can I do regarding this issue?  The owner has a $1,700.00 deposit, I'm not behind on my rent or utility payments, and due to a seizure disorder I can't drive.  Making it diffucult to find proper housing. 		<description>for the past year i've been asking my landlord to fix the leaky sink in our kitchen. finally he came over to repair it after sending a note with our rent checks for the past 12 months. instead of repairing it, he sliced his hand open severely and my white kitchen was (literally-i have the photos) covered in blood. he then left my apartment for 60 minutes. i figured he went to the ER. No. he went to the hardware store and purchased the wrong knobs for our faucet. he barely placed them on and then left. i thought he'd come back when he got his hand checked out. nope. haven't seen him since.

now we have no cold water in our apartment. my upstairs neighbor doesn't have any, either. it trickles out the faucet when you crank the knobs all the way open. it's nearly impossible to shower because the water is scalding. this started when the landlord shut the water off to "fix" our leaky faucet. he does not answer my phone calls, nor does he return my upper-neighbor's calls, either. it's been since June 21. today is July 9. he and his wife do not acknowledge me in any way, shape, or form, and barely speak to my husband. we can never get anything fixed -- ever. to make matters worse, this building is for sale and we're convinced he doesn't care enough to come fix things that the tenants are complaining about because he's selling it.
