There are a few factual errors, regarding apartment locators,on your site. All apartment locators are required to be licensed real estate agents. This means that they are legally required to have a broker, and all commissions are split with this broker. It doesn't matter if it is a one man operation, or a fifty person office, everyone has a broker. Also, in Texas, it is illegal to split your commission with a client. This is a heavily regulated industry, and it would be a rare (and unscrupulous) agent who would agree to this.
